SELLING STRATEGY

When getting your home ready for sale there are some important steps to consider to insure your
home is presented to its full potential to help entice buyers.

You want to create a memorable experience when potential buyers view your property so
preparation is key to creating a warm and inviting home that they will fall in love with and can
easily see the livability of.

CLEAN AND DECLUTTER

The very first step is to give your home a thorough clean and declutter.
Pack away all items you don’t use very often or use at all.
You may need to organize a temporary storage unit.
Throw away anything which is damaged or broken.

Depersonalise the space which means pack away all personal photos which are on display and clear
away bulletin boards or photos, notes and bills stuck on the fridge door etc …
If you are still living in the home throughout the sale campaign consider clever ways to store and
hide items you still need to access. ie: baskets and storage boxes.

Packing a lot of your home away at this stage will also help when it come times to move.

GENERAL REPAIRS

Take a good look at the condition of the property and repair any minor issues ie: squeaky door
hinges, holes or dents in walls, broken tiles, anything which does not operate properly and could be
really discouraging for potential buyers.

UPDATE FLOORING AND PAINT

Consider the condition of your floors and walls. Either they are possibly quite outdated in their
style or in less than desirable condition. The colour of the walls may be too dominant or quite
grubby and tired looking.

Spending some money here to update the flooring and paint will really lift the condition of the
property.

Select simple clean white colours for walls and neutral colours for floors ie: beige or grey carpet or
light to mid tone timber floors.

Again this will not only give the property a huge freshened update but will also create a blank
canvas for potential buyers to imagine living in.
